Welcome to Host Studios LLC (“Host Studios,” “we,” “us,” or “our”). These Terms of Use & House Rules (collectively, the “Terms”) govern all stays and rentals at any Host Studios property and all use of the website myhoststudios.com.
By booking or using our Services, you acknowledge that you have read, understood, and agree to these Terms.

1. Scope of Services

Host Studios offers:

  • Nightly stays for travelers. Bookings may occur through Airbnb, Vrbo or Booking.com

  • Hourly rentals for professional photo and video shoots.
    Bookings may occur through Airbnb, Peerspace, or directly via our website. All guests and renters (“Guests,” “You,” or “Your”) must comply with these Terms during their use of the property.

2. Age & Identification

  • You must be 18 years or older to book or use our property.

  • A valid government-issued ID matching the booking name is required at or before check-in.

  • Host Studios reserves the right to deny entry to anyone without valid identification or who violates these Terms.

3. Check-In / Check-Out

  • Check-in: 3:00 PM

  • Check-out: 11:00 AM

  • Early check-in or late check-out: must be pre-approved and depends on availability. Additional fees may apply.

  • Unapproved late check-outs may incur an additional hourly charge or forfeiture of deposit.

4. Cancellation Policy

  • Guests who cancel at least 7 days before check-in will receive a full refund.

  • Cancellations made within 7 days of arrival are non-refundable.

  • Separate cancellation policies of third-party platforms (e.g., Airbnb or Peerspace) may also apply.

5. Security Deposit

  • Short-term stays: $100

  • Long-term stays: $200

  • The deposit may be withheld or charged to cover:

    • Damage to property or furnishings

    • Missing or stolen items

    • Excessive cleaning or rule violations

  • If damages exceed the deposit amount, the balance will be charged to the card on file or invoiced directly.

6. Use of the Property

Guests agree to:

  • Use the space only for lawful purposes.

  • Follow all local laws, including New York City’s short-term rental regulations.

  • Keep the property clean and in good condition.

  • Notify us immediately of any damage, maintenance issue, or incident.

For Hourly Studio Rentals:

  • Maximum occupancy: 11 people (may vary by property).

  • No parties, raves, or large gatherings.

  • No glitter, confetti, or body oil products.

  • Music is permitted but must be kept at a reasonable volume.

  • Small furniture items may be moved with care; large furniture or mounted fixtures may not.

  • You may use lights, tripods, and other equipment, provided it does not overload circuits or damage the property.

7. Conduct & Behavior

  • Quiet hours: 10:00 PM – 8:00 AM.

  • No smoking, vaping, or illegal drugs inside or outside the property.

  • Alcohol is permitted in moderation for responsible adult use.

  • No pets are allowed on the premises.

  • Guests are responsible for the behavior of all persons they invite or allow onto the property.

Host Studios reserves the right to terminate any stay or rental without refund if:

  • House rules are violated.

  • The property is used for unlawful purposes.

  • There are complaints of noise, misconduct, or safety concerns.

8. Cameras & Security

  • For the safety of guests and the property, outdoor security cameras operate around entrances, walkways, and exterior areas.

  • There are no indoor cameras in private areas such as bedrooms or bathrooms.

  • By entering the property, you acknowledge and consent to video recording in exterior areas.

  • Footage may be monitored in real time or reviewed if safety issues, rule violations, or damages occur.

9. Damage, Theft, or Loss

  • Guests are responsible for any damage, theft, or loss caused by themselves or their invitees.

  • Charges for damages will first be deducted from the security deposit, and any excess amount will be billed or charged directly.

  • Host Studios may use evidence (photos, videos, or inspection reports) to support claims.

  • Unpaid balances may be turned over to a collection agency or pursued through legal action under New York law.

10. Safety & Liability

  • Guests assume full responsibility for their safety and belongings during their stay or rental.

  • Host Studios is not responsible for accidents, injuries, or losses arising from misuse of the property, equipment, or facilities.

  • You agree to indemnify and hold harmless Host Studios LLC, its owners, and affiliates from any claims, damages, or expenses resulting from your use of the property.

11. Access, Entry & Inspections

Host Studios or authorized staff may enter the property:

  • In case of emergency.

  • To perform repairs or maintenance.

  • To verify compliance with these Terms (reasonable notice will be provided when possible).

12. Booking Verification & Denial of Service

We reserve the right to:

  • Refuse or cancel any booking that appears fraudulent, violates our policies, or poses a risk to the property.

  • Request additional information for identity verification.

  • Remove guests who breach these Terms without refund.

13. Electronic Acceptance

By booking through Airbnb, Peerspace, or myhoststudios.com, or by clicking “I agree” at checkout, you acknowledge that these Terms form a binding electronic agreement.

You also acknowledge that:

  • Outdoor areas are under video surveillance for security.

  • Violations of these Terms may result in immediate termination of your stay without refund.
